Market forces. Why insist on fee control by law? Such already exists, it's called market forces. If an agent charges too much for a customer that customer will move on if they do not see value. To have everything for nothing is not in the spirit of a free market. You want better service, pay for it. If you want your Chelsea Penthouse advertised with rubbish iPhone photos call purplebricks. If you want professional photography and knowledgeable staff call a respected local agent. Just don't cry when they charge more... You get what you pay for in this life!

been saying it all along, but it's really a game of "state the obvious." If costs go up then either investors adapt to receive the same net figure at the end or they leave the market. especially this summer and next we'll see rents in london leap by 10% for sure as landlords plan ahead.

I agree with Andrew here... Why do people with so much wealth place so much trust in these massive corporates with ludicrous charges. An element will want the highest GROSS rent but this often doesn't translate into the best NET deal for the client landlord...

I can grow my own vegetables and service my own car. But I will make a pig's ear of it. Just like many landlords will do when letting and managing their properties. There are legalities to consider, and let's face it your property and/or it's rental income is worth considerably more than a car, service, or vegetables. Many can't afford to balls it up. Many do however, because hey, they're saving an agency fee... forget about the fact you're charging 30% under market rent and then have to return 3x the deposit amount plus the deposit itself because you didn't serve PI nor paid out for a professional inventory so you can't make any deductions.... but hey, you saved money by cutting out the agent, well done!

"clear" and "buried in the small print" are two different things to a consumer. Surely they will have known this day would come... any consumer contract must point out charges that would be of significant implication - and by significant mean to carry enough weight to be a deciding factor in which the service offered would be deemed value for money or not. There's no point in boasting "only 1% management fee" and then charging £2000 for drawing up an AST in the small print, which is effectively what has happened here. They charge 17% to let and manage and then charge more if they actually have to do work to earn their 6% management fee. scandalous. value for money? no.
